Planning Commission Approves Site Plan For Apartments On Shady Grove Property

The Findlay City Planning Commission approved the site plan for phase 1 of an apartment complex on the Shady Grove property that’s being annexed from Marion Township into Findlay.

The commission approved the Application For Site Plan Review filed by Vision Development to construct a 222 unit apartment complex at 15733 U.S. 224, which is the location of Shady Grove Golf Course.

The annexation and multi-family zoning of the property was recently approved by Findlay City Council.

A developer has plans to build apartments on the property in two phases. (phase 1 pictured above)

Phase 1 would have 222 units and has a targeted construction timeline of October 2026-October 2028.

Phase 2 would have 258 units with a targeted construction timeline of October 2029-October 2031.

The planning commission said 12 of the efficiency units don’t meet the minimum size of 500 square feet, and the developer has indicated that a variance request will be submitted to the Board of Zoning Appeals.

A parking variance will also be submitted, as the city requires two parking spots per unit and the site plan has 1.75 parking spaces per unit.

The planning commission approved the site plan review with the condition that the developer is granted the two variances.
